What we collect, what the designer sends where, and how to reach us about your information.

1. Who we are
This website, builddesign.solutions ("the Site"), and the Build Design Solutions designer ("the designer") are operated by Directory.com.au Pty Ltd (ABN 68 090 816 461) ("we", "us", "our"), an Australian company based in Sydney, New South Wales. We are bound by the Privacy Act 1988 (Cth) and the Australian Privacy Principles.
2. What we collect
- Forms. When you use the contact, access or custom-build forms: your name, email address and any optional details you choose to include (company, role, who referred you, phone, your message). Form submissions also record the sending IP address and time for spam prevention.
- Accounts. If you request access or create an account: your name, email address, company, role, referrer, any access code and your message, with the IP address and time of sign-up. We keep these to run your account: sending sign-in links, recording your plan, answering feedback and, for Pro accounts, holding the files you upload. There is no password. Signing in sets one cookie on your device (
bds_cad) that identifies the device to your account for up to six months. - Training data (Pro accounts). Files you upload to your training library (previous designs, photos of built work, quotes and cost plans) with the project name and notes you give them. They are stored on our server and used only to build the private version of the designer you asked for. You can delete any file from your account page at any time.
- Feedback. Messages sent with the Feedback button in the designer, with the name of the design and view you were in, so we can reproduce the problem.
- Technical information. Our web server records standard access logs (IP address, browser type, pages requested, timestamps) for security and troubleshooting. We measure site traffic with our own first-party, cookieless analytics: the page visited, referring site, browser type, screen-size class and a one-way daily hash that cannot be turned back into you. No advertising trackers, no third-party analytics scripts, no marketing cookies.
3. The designer and your designs
Designs are stored in your browser on your device (IndexedDB and local storage), not on our servers. They stay there until you delete them or clear site data, and they travel with you only if you export them. The designer sends data off your device only when you ask it to:
- Location, lot and planning lookups send the address or coordinates you searched through our server to OpenStreetMap services (Nominatim and Overpass), Open-Meteo and the state and territory government spatial services that publish cadastre, zoning, overlays and terrain. Results are cached on our server for up to 14 days.
- The AI assistant sends the brief you type, or a summary of the design's figures, to Anthropic's Claude API to generate criteria or a review. AI renders send a capture of the 3D view to OpenAI's image API. Neither includes your name or email, and we do not allow either provider to train on the data.
- Share links store a copy of the shared design on our server for 90 days so the person you send the link to can open it. Anyone with the link can view that copy.
4. How we use it
- To answer your enquiry, set up and run your account and send you sign-in links: the primary purpose of collection.
- To scope and deliver a custom build you ask us for.
- To protect the Site and the designer (rate limiting, spam and abuse prevention, security logs).
- To meet legal obligations if they arise.
We do not sell, rent or trade personal information, and we do not add you to marketing lists. You get a reply to your request, not a campaign.
5. Disclosure
Form submissions and account emails are delivered through our own hosting and email infrastructure. The lookups and AI features above send the data described to the named providers, some of which process it outside Australia. We may disclose personal information where required by law. We do not disclose it to anyone for marketing.
6. Storage and security
Account records, uploads and share snapshots are held on servers in Australia with access limited to authorised people, over encrypted connections (HTTPS). Access codes and sign-in tokens are stored hashed. We keep enquiry and account records for as long as the account is active or the enquiry is open and for a reasonable period afterwards, or as required by law, then delete them. Share snapshots are deleted after 90 days.
7. Access, correction and deletion
You can delete training files from your account page and clear your designs from your own browser at any time. To access, correct or delete the personal information we hold about you, including closing your account, use the contact form. We respond within a reasonable period.
8. Complaints
If you believe we have breached the Australian Privacy Principles, contact us first through the contact form and we will investigate and respond. If you are not satisfied with our response, you may complain to the Office of the Australian Information Commissioner at oaic.gov.au.
9. Changes
We may update this policy from time to time. The current version is always published on this page with its last-updated date. See also the designer's data and disclaimer page.
