Every figure produced by Build Design Solutions Cost is a preliminary estimate generated from the documents supplied and from an indicative rate library. Rates are compiled from published Australian sources and trade quotes and are dated; they are not offers from any contractor and will differ from prices you obtain.

• The scope reading, quantities, allowances, commentary and market notes are generated by an AI model (Anthropic Claude) and can contain errors, omissions or misreadings that a human estimator would not make. Every quantity shows its basis and source page so you can check it.
• Quantities are measured automatically from drawings that may be incomplete, preliminary or not for construction. Check them before relying on them.
• Location indices, site factors and escalation rates are indicative and change over time.
• Custom allowances flagged as AI allowances are model estimates, not quotes.
• Market pulse content summarises third-party publications found by web search on the date shown; it may be incomplete or out of date and links are provided for you to verify.
• Nothing here is financial, legal or engineering advice. Engage a quantity surveyor, engineer or licensed builder for a formal estimate or contract price.
• Do not use an estimate as the sole basis for a fixed-price contract, a loan application, a purchase decision or a tender. Paying the estimate fee does not change any of the above.
