Construction cost per square metre in Australia, 2026

What a house, a custom architectural home, a duplex or an extension costs per m2 this year, what is driving escalation, and why $/m2 is only a starting point.

The 2026 picture

Published cost guides put a straightforward project home at roughly A$2,000 to A$3,000 per square metre of floor area in 2026, a custom or architect-designed home at A$3,500 to A$6,500, and high-end waterfront work above that. Extensions and first-floor additions run higher per square metre than new builds because the tie-in and structural upgrades are spread over a small area. These are build costs only: land, design and authority fees, furniture and window furnishings sit outside them.

Why the range is so wide

Four things move the number more than anything else. Site: a flat suburban block with sandy soil is the cheap end; a steep foreshore lot with sandstone at shallow depth, tight access and a sewer running through it can add 15 to 30 % before a wall goes up. Structure: suspended concrete slabs, retaining walls, structural steel and portal frames cost multiples of a slab-on-ground timber frame. Envelope and glazing: double-glazed commercial aluminium, stone feature walls and large sliders are expensive per square metre and expensive to install. Fit-out: a A$95,000 kitchen and A$36,000 bathrooms belong to a different building than a A$32,000 kitchen and A$12,000 bathrooms even when the plans look identical.

Escalation in 2026

Quantity surveyors forecast construction cost growth of around 4 % in Sydney and Melbourne this year, 5 to 5.5 % in Brisbane, the Gold Coast, Perth and Adelaide, and up to 6 % in regional Queensland, with national building escalation forecast at about 5.5 %. Materials are mixed - steel and timber steadier than 2022, copper and some imported fittings volatile - while skilled labour remains the binding constraint in every capital. A quote priced today for a job starting in nine months needs an escalation allowance, and a rate library needs a date on it.

City differences

Sydney is no longer clearly the dearest market for houses: Brisbane's pre-Olympics pipeline and Perth's labour shortage have pushed both to or above Sydney rates for comparable work, Adelaide and Melbourne sit a little under, and regional and remote areas carry freight and travel premiums that can reach 40 % in the Pilbara or the Northern Territory. Tasmania is small and freight-exposed. Build Design Solutions Cost carries these as a location index by region, applied on top of Sydney-based rates.

Using $/m2 well

A benchmark is a sanity check and a feasibility tool, not an estimate. Use it to decide whether a brief and a budget belong in the same room. Then measure: the same 300 m2 house can land at A$1.0m or A$1.9m depending on the four drivers above, and the difference is visible on the drawings long before it appears in a tender. Run the quick estimate for the benchmark, then upload the set for the measured version.
