The problem

Finding the site is the hardest part of development.

01

Hours on planning maps

Zoning, height, floor space, heritage, the 2025 rules and the TOD precincts, checked one address at a time.

02

Feasibilities on duds

Days of numbers on sites that were never going to work, while the one that does sits two streets away.

03

Always one step behind

By the time a site is listed, every developer in Sydney has seen it. The margin went to whoever got there first.

Development does the searching. You do the deals.

How it works

From 3 houses to 55 homes.

  1. 01

    Find

3 houses in Rose Bay, about 350 m from the centre. Today they are 3 homes on 2,000 m².

  2. 02

    Analyse

The scan checks the zone, the LEP height and floor space, heritage, the Low and Mid-Rise bands, the TOD map and the exclusion map, then tests the lots along each street as amalgamations.

  3. 03

    Cost

Amalgamated, they could hold 55 homes as apartments, up to 8 storeys + bonus. After every cost and a developer margin, the land is worth up to A$32.5m, against a likely ask of about A$13.0m.

FAQ

Questions developers ask.

Where does the data come from?

The NSW Spatial Services cadastre and property layers, the Department of Planning's zoning, floor space ratio, height, lot size and heritage layers, the Housing SEPP town centre, Transport Oriented Development and Low and Mid-Rise exclusion maps, and the ePlanning development application feed. All public, all refreshed when a suburb is rescanned.

What is the residual land value?

The land price a project can carry: the gross realisation of the best option the planning controls allow, less construction, parking, demolition, fees, contributions, contingency, selling costs, GST on the margin, finance, stamp duty and a developer margin. The assumptions are published on the method page and are indicative screening figures, not valuations.

What is an amalgamation site?

Adjoining houses on one street, costed as a single site, where the combined lot carries more homes and a higher land value than the houses do separately. We show the gain over buying each house separately.

Which rules are applied?

The local environmental plan controls where they are more generous, the Low and Mid-Rise Housing provisions of the Housing SEPP (Chapter 6, from 28 February 2025) within 800 m of a nominated station or town centre, the Transport Oriented Development provisions (Chapter 5) inside mapped TOD areas, and the in-fill affordable housing bonus (Chapter 2).

Is walking distance the same as the distance shown?

No. The scan measures the straight-line distance from the lot to the nearest mapped centre or station. Walking distance is always at least that. Sites near the 400 m and 800 m edges need a check on the actual walking route before you rely on the band.

How do I see the addresses?

Claim the site. A claim (A$182, or A$387 when its best option clears a 40% margin on cost) opens its address, lot outline, exact figures and neighbours to you and takes it off the market for every other member for three months. Development Pro (A$872 a month) shows every ranked site with its exact figures, apart from the land value and the likely ask, and includes 5 claim credits and a new suburb search each month.

What does claiming a site do?

For three months no other member can claim the site, or any site that shares a house with it. A claim is exclusive on Build Design Solutions only: it gives no right over the property, and the owner can still sell to anyone.

Can you scan a suburb that is not on the list?

Yes. A new suburb search is A$286: name the suburb, we test every house in it under the NSW planning controls and email you when it is live, and one claim credit goes on your account. Pro includes one new suburb search a month.

I own a house near a centre. What can I do?

Register on the owners page. If your house, alone or with your neighbours, ranks as a development site, a signed-in member can ask us for an introduction, at no charge. Nothing about you is shown publicly; we only pass on an introduction with your consent.
